Ponte Vedra Beach is the unincorporated coast at the north end of St. Johns County, from the Duval line south through Sawgrass and along the Guana strip to South Ponte Vedra. The housing runs from 1970s and 1980s ranches and cottages on the older streets west of A1A, to the golf-course neighborhoods that grew up after the PGA Tour set its headquarters here in the 1970s, to oceanfront homes along Ponte Vedra Boulevard that have been rebuilt taller and closer to the code with each storm. The beach is the problem. South Ponte Vedra eroded through Matthew and Irma, a county dune project finished in July 2022, and Ian and Nicole took it apart that fall, leaving at least one house on the edge of a cliff along the boulevard.
